Tiling your tub surrounds to the ceiling not only looks nicer, but also helps waterproof the area better, and will likely never need replaced (versus vinyl surround which last about 3 yrs before tenants start cracking them, in my experiences).

It’s older (usually 20-40 years), often don’t have tile roofs or stucco siding and if you ever want to sell, you’re selling to investors as very few are house hacks. 

However, fact patterns are frequently similar and and become easier to resolve (or run away from).The property is subject to competing spousal claims.

There is also the impact on the things like the sewer system and traffic patterns and parking, and overall the desire of the neighbors who are already in the area to have zoning change so close to them. 

Also when it came time to pick the finish products (tile/stone/fixtures/etc) I would request getting the manufacturer, the model #, sku#, picture if possible...everything.

I don't see how each group would bring a joint claim, the fact patterns differ.It also seems many invested relatively small amounts which makes it even more difficult to absorb the legal fees associated with any claims.

My priced were listed at $795 for one of the two upstairs bedroom with a shared hall bathroom, $895 for the down stairs bedroom with its own hall bathroom, $995 for one of the two bedrooms upstairs with their own bathroom, and $1095 for the last master suite downstairs with a tiled shower and walk in closet.
