Hi Thu, I'm sorry for your trouble, it's a frustrated situation especially when you are a distant owner. 

I recently started looking for properties to rent as an AirBNB when I came across a 5 BR, 6 Bath property on 5-10 acres that includes a pool, hut tub and large workshop.Renting this property could cover the mortgage (so not quite break even) as a normal rental, but I intended to furnish the property and provide short term rentals through vacation rental platforms that will far exceed normal rental revenue.The property is being sold at a “discount” of about $1MM, but once renovated I do believe this could be at least $1.5-2MM.

@Thu Nguyen it looks like a similar question on experiences with the HomeReady loan program has come up before on BiggerPockets, so maybe that thread will help you, and it's also covered generally on this 2 Low-Money-Down Loan Options page on BP (which may be redundant for you if you're already familiar with the program but I'm including it for posterity or others who may not be familiar with it).

Completely drywalled including ceilings not soft or hard panel.It was 3 bed 2 bath that I turned into 2 bed 2 bath to make an oversized master bathroom and living room.The master bathroom features a walkin jacuzzi tub and his /her sinks.The kitchen is granite with built in wine cooler, side by side fridge, etc that is included in the sale.I built a outdoor Florida sunroom that is ceramic floors and features a tiki bar.Master bedroom has patio door that I built which leads to cozy balcony in backyard that leads to hut tub with all plumbing and electric underground.Storage / work shed / laundry room has all new plumbing for washer and dryer.PART 2 OF POST WILL FOLLOW

I wonder if some people actually call dominos, pizza hut or a maid service every time they get a post card in the mail.

I agree @Karen Margrave could not possibly be 60 if that is a recent post, and while @Jean Bolger 's picture very nice, she could post a picture of Jabba the Hut and I would be impressed with her after reading her last real estate deal she is amazing.

By far the most valuable time for me was the THU all day event, Advanced Investor Roundtable, or similar name.

I do my showings Thu night and Sat day.

I plan on hitting Pizza Hut/Taco Bell close by for lunch.
