From what I have heard it seems that the anti-short-term rental groups were actually started and funded by the hotel lobby to undercut the competition from local investors in the short-term market. 

Also, many investors have been lobbying for High-Density legislation.

You also need to consider the paintings - to the point of @Michael Plaks, if you could have picked up a bunch of prints from Hobby Lobby to decorate the place - why did you do the $3,500 options?

I would advise being in one of the resort communities that have great amenities (pools, lazy rivers, game rooms, theaters, volleyball, gyms etc).

I don't even use a realtor for renting it One ad in the lobby and there are multiple tenants wanting the unit.

If it is just likely to become a games or theater kind of room, adding a tub or shower might not be your best investment.  

They can be picked up anywhere, from a good hotel to a cab to a movie theater seat.

Other than all that, everyone likes a killer home theater or a 3D video wall & ceiling in a night club (ever been to The Fremont Experience in Vegas?).

Common amenities in these luxury apartment buildings include high-end rooftop decks, pet-friendly options, bicycle repair and storage rooms, shared co-working spaces, and tech-focused lobbies.

For those seniors that don't want to run their units because of electric bill we have a/c in lobbies where we pay electric bill.
