I always get a kick out of seeing an OM where a space has been vacant for 2 years but is assumed to be fill-able in 6 months.If the property does not cash flow (e.g. is distressed due to vacancy) then the ARV approach comes into play;- What will it be worth once stabilized at current market rents?

Some will say that and you get into the OM and it's a 4 or 5 cap on existing income and when stabilized is a 9 cap.John you had said you were about 6 months out.If you have a more pressing need let me know.Thanks
