I'm organizing four events across the US for local short-term rental hosts to come together to have a beer and chat about challenges they've faced and things they've learned over the year and swap a few stories.

Maybe just a few simple swap outs could help?

I swap them at 70% and they end up back at my house for remotes.  

He has done a great job for us over the years and from time to time will swap out insurance providers as needed for better rates, better coverage, etc.  

I see supply coming on strongly due to various reasons-- agents pushing Q2 lists, people willing to swap interest rates when they are lower, etc-- which is going to negatively impact pricing to at best flattish for 2024.

They have not expressed interest in this home in a swap.

We had various issues with kwikset halo including too quick battery drain and keyboard issues (not all the numbers being initially displayed)   We swapped all out STR kwikset halo to Kabo locks.  

They were already assembled so it was an easy swap out rather than spending the time on assembling new fans.

This was after I had them swap out a tank from the extras we leave there.the complaint was it was lit then went out.

The only way to avoid that with a 1031 exchange is to have the note go into your exchange account and then during the exchange period you buy the note out of the exchange by swapping cash from any source with the note in your exchange account.When you do this you are able to defer all the tax in the 1031.
