Warning: Schedules C claiming expenses without any income are not against the rules, but they are IRS audit flags. 

I've acted as a "deal warning person" to many new California and a few NYC investors who I've talked to in person, Zoom, and phone calls who want to buy the Midwest or South because the price points are lower.

A fair warning, you'll be wading through complicated info.  

If it turns out that the tenant clogged the drain, we give them one warning and after that we charge them.

This warning of mine was WRONG: 1st warning: the stay must be finished in 2024.

And I've been warned from other realtors that if I have a buyer rep agreement, I'll get cut out.
