Since in Florida there's only one major insurance which is run by the state it's called Citizens they require an inspection in order to determine if they will insure you or not.And yes if the inspector gives your roof no life left this they will not insure you.

The one good thing about such a provision is that it allows the senior lender to start foreclosure (or notice of default/cure period) immediately.

sounds interesting to partner with him as I don't live in the states and can't get a mortgage as I am not a citizen so would be nice to have someone that has knowledge of the US market and that already has a team in place.Any insight to this guy or even your opinions about this  would be much appreciated.

The senior tax lien forecloses and the proceeds from the sale would first go to them to pay them off, then would go to you as the junior lien holder etc.

However, if the collateral is real estate and you need to seek the forced liquidation of the collateral (foreclose) you'd better understand and plan for all the issues that rehabbers deal with after getting possession.If you own a note in junior position such as a second, you have the further expense and exposure of monitoring the senior mortgage and factoring in the potential cost of advancing funds to keep it from foreclosing you out.This thread is about training.
