As an REI CPA in CA, I would say doing due diligence in vetting their firm’s reputation.

I haven’t heard of delta build services before, but that doesn’t mean they aren’t reputable. 

It takes a lot of time to build up a reputation in the wedding/event space.

I definitely want to align myself with a good brokerage and start building good reputation. 

Holding investor funds without a clear and reliable process for withdrawal reflects poorly on RAD’s reputation and calls into question the ethical nature of its practices.

Meaning you can spend the time traveling to the market(As we did for 18 Months once per quarter) or you can seek a reputable operator in the market you want to invest in and leverage their team.

For value add you need to buy deep, have reputable contractors, and understand different financing products + creative finance.  

It might take a large financial institution with capital for “brainpower” and marketing, and financial and reputation strength to design as well as create a trading market for this type of security.
