My generation has been conditioned on defined contribution plans and fiscal independence instead of reliance on someone else to do their investing for them.

Prudent leverage is rarely used in the industry in my experience and is the source of a ton of “investor†distress and ability for true investors to find value centersThe rules change a lot when one moves to commercial property and I would argue that the value centers switch more toward cash yields and away from reliance on appreciation and other favorable aspects of owning.

However, if you are investing over long distance, there is too much reliance on a property manager that is probably slumming too.

Somewhat utopian, but I admire the self-reliance aspect of their dream.

If you ask the realtor what you should do for title insurance, maybe your reliance on that response may be riskier.  

The pressure to publish, reliance on research grants to stay operational... let’s face it, they’re not necessarily focused on teaching much of anything.
