It seems there are risks associated with this outside of doing the job well/right that might need to be factored in here - another person recounted that they hired a carpenter (presumably unlicensed) who did great work but deep into the job had a relapse (drugs) and attempted to extort him.

And I will point out your article has a rather different version from the historical one I recounted. 

It's a big step and can free you from the rat race but if done wrong, it can set you back quite a bit.To answer your question and provide some insight based on my personal experience, let me recount my first investment property.

Recently in another post, I recounted the story of my dad managing the building of his lake house in Kentucky - 5 hours away from his home in St Louis.  

The sellers countered at $126,900 to which I re countered at $105K.

This same scenario happened around 15 times to me in the last 2 months i would get countered at around 110k and try to re counter wouldn't work.

Sometimes you just work so long and keep going, it's not until you look up and actually recount and see how much you've accomplished and how far you've come...

Part of the meeting was allotted to members recounting success stories and not-as-successful, though important, learning experiences - which as you should know by now the DFW REIA owners/hosts have never had to face since they only know how to win.
