It looks like you are right to be concerned about the low season as occupancy drops below 50% for most of the year  

You may not be able to cash flow with the current interest rates, but when they drop, you will see it.

That worked well when rates were 3.5% but that "strategy" no longer exists.

Hammer got dropped in Highlands with some level of grandfathering to existing rentals.
