You can protect yourself through insurance but they also have balances too, they calculate how much they lose add their profit and redistribute it to all policy holders.

If the buyer provides their own, I would think the lien holder would notice a change in the policy holder, especially if there was a claim.

Just a random example but when I put together an estimate for a policy holder it cost $312.82 with Taxes and Overhead & Profit (If the contractor or PA has O&P on their estimate) just to detach and reset a toilet.

We are currently getting building insurance  quotes, but we are currently on a business policy with Nationwidwe insurance.Mationwide lists us as the policy holders, not the LLC.

Typically the way that a servicer becomes aware that the title has changed hands is the insurance policy changes and shows a different person or an entity as the policy holder which is different than the person that took out the loan and was recorded on to title.
