.- PM is contractually obligated to perform annual maintenance/inspection to keep property in top shape. - PM provides a cash based accounting report every month, for every unit under management, that clearly labels all rent, all expenses, including management fees, and the net directly ties to the amount of money deposited into my bank account.- PM is a licensed handyman, or has them on staff, and takes care of most unit turn work at a reasonable rate. - PM has no breakup/termination fee- PM does not take project management fees, except on large or complicated CapEx projects exceeding $5,000. 

Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator – so, they often select the first PMC they call or that calls them back!

Every day I receive calls from out of state investors who paid far too much for their property in my opinion and it always is because they trusted others too much instead of performing their own research.

When you have a proven track record of performance, then you can play with other people's money. 

The price should reflect the current performance, not the seller’s expectations for the future.Seller financing is a big plus.

Hey @Sidney Duquette so I am not a fan of buying properties that can't perform with the hopes that it will build equity to offset the losses.

Predictions are for fools; numbers are for performers.

I self perform most of my construction at this point and find it very difficult to make ground up construction pencil in Philadelphia unless I am selling for $400/ft.

Plenty of STRs that perform just as good as the pool STRs because they have a great design, location, or other fun amenities that have less liability and headache.

Well worth it IMHO given poor performance of RTO/seller financed zillow listings.
