I offered them asking price on all of them as a package with 50k down, amortization for 30 years and balloon out in 24 months.

Quartz countertops, fully tiled bathrooms, higher ceilings and doors, LVP flooring throughout. for us its upgraded appliance packages NO micro above the drop in stove.

At the time my only issue was their loans appear to be backed by wall st.. so the closing docs were enough to kill not one but two trees and took way more time to sign the  whole package then I like to spend signing closing docs :)  But thier fee's and rates are hard to beat. 

It's just packaged fancier and marketed in a way that makes it more compelling to folks who might not realize that people have been doing this for a very long time. 

What matters more is whether the borrower in question has the (i) time, (ii) contacts, (iii) experience, and (iv) ability to effectively communicate & package their loan request to banks & credit unions in a way that is compelling to those lenders.

Consequently you either sell to the least qualified owner occupant imaginable, likely pay 6% seller assist, get crushed through the home inspection process or come to the conclusion going through that process 4 times is not worth the hassle and find an investor to purchase the homes as a package at a discounted price.

Package is clean, nothing fancy and is a little over 20 pages.

With some, these loans are also packaged off...So, yeah, only those "true portfolio" loans are being held by their lenders.
