very high risk even I only do them with very specific investors in mind and a plan. we dont flip land we develop every one. 

Better advice is know the risks, mitigate the risks the best you can. 

It’s better to pause and confirm than risk relaying false information.Remember, deals are built on relationships, and relationships are built on trust.

If you put the house in her name and you have siblings or other folks who would have a claim as a direct heir on her estate, you run the risk of losing the property to another heir. 

Obviously there are risks if I get laid off and would loose all the tax savings and be paying out of pocket for the property, but are there other things that I should consider?
