obviously, it's important to note that any real estate agent who HAS NOT ENTERED INTO A BUYERS AGENCY with you is violating their fiduciary responsbilities to the seller.unless they're a "buyers agent" exclusively - then what they are doing can cause them to lose their license.even if the agent knows the seller and buyer...but is rep'ing both without disclosing that - that's NG as well.

I can't tell you how many of my contemporaries (lat 50s early 60s) thought they would have been retired for a long time now but will probably have to work another 10 years or so.If I were in your position I would give serious consideration to TAKING SOME GAINS.
