I ask to take a walk through and document the current condition as my agreement states they can not damage the property during this process. and of course don't give them anything until you have walked through verified they are out and have voluntarily handed over keys.

My question is, for those that are familiar with Rent Redi, are the instructions to confusing for most people to follow and fill out the prequalification form and I should simplify the process, or should I consider the instructions of the prequalification form a way to weed people out and if someone isn't willing to follow through with those steps I should consider that in the type of tenant they well be?

Too much buying, selling, and human nature to just forget about it and let the compounding effect of time do its magic.

I desire to begin investing asap so I started the process of  learning as much as I can by reading and watching videos.

Investing out of state is a bit scary for your first deal, but once you get really familiarized with your market you'll start being able to establish approximate values from afar, and it becomes second nature from there.
