The tenant may have some grounds there, maybe not morally but possibly legally.

He feels that if something is legal and he can get away with it, then its moral.

It comes down to a business decision and not a moral one for me. 

Jokes aside, believe it or not, most people have a moral compass and ethics.

And moral of the story is to know when enough is enough.

If I were to sell the property, and merely not inform the lien holder, I’ve committed no fraud as I made no deceptive declaration.Finally, ethics or morality.  

We thought all this could be covered by the original quote before running into "hidden damage".In summation or the moral of this story, don't partner with someone who is only looking at his bottom line. 

I would assume their realtor is morally if not legally responsible to see if they have the right to sell it?

Totally understand that investors are going to be low moral due to recency bias.
