For those of you who are seasoned investors, I would greatly appreciate any recommendations you may have.

One golden rule I follow,if it takes a long time to fix/replace when it breaks, don't buy a cheap one.Imagine, this thing breaks in the middle of your peak season and the people who can come out to rebuild are 2 weeks out....It takes at least a day or two to build something like this even if you are super skilled.

I was conducting an extremely seasonal business and after 8 years of operation the business was insolvent. 

This seasonal slowdown is typically predictable and manageable.But at the end of 2024, we saw that increase jump to over 10 days, pushing average DOM from 25-30 to over 40.

And it's helping me keep my transactions organized so I'm prepared for tax season.

Based on all those factors, your best chance would be to partner with a more seasoned investor to get loans.

I just bought it in the fall and am trying to complete a bunch of modifications during off-season (e.g. metal roof, certain safety features, treating the deck, possibly updating the fire pit area, etc).
