I've had such bad experiences in the past with dogs in a different fully furnished short term rental where we originally allowed dogs-- swimming in a decorative pond and disconnecting the filter, killing the koi, chewing up a couch and other soft furnishings, scratching a newly installed hardwood door and ruining the finish, digging giant holes in the yard and landscaping.... thousands of dollars of damage, really, in a very short time, which is why I have a strict no pets policy, and am particularly nervous about dogs on the property.

People are nowhere near as respectable as you'd hope they would be, and would allow pets to lounge on couches, sleep in beds, claw at table legs, etc;4.

I do not want to split it up into frying pans, couches and fans, just hoping to sell it all to one person. 

Meaning a King bed, 2 queens (or bunks in the smaller rooms) and 2 fold out queen sofa couches and I could sleep 10 guests.I'm trying to figure out what the right nightly price is to start off.  

The main issue that would scare away buyers is that there is a lot of debris (couches, household contents, ect.) that have been basically thrown in a pile in the front of the house.

Maybe pull-out couch, should there be a family that wants their kids in separate beds.  

Good mattresses and a good couch is expensive.

I have find the majority of the time the MICs will be accessed through brokers, who charge an additional broker fee.
