Well, as a seasoned investor I wouldn't plan on a 1031 and then post on BP asking how to do it :)Put this money under the mattress until you figure out what to do with it. 

So many interesting items it's hard to keep it cohesive.Always new mattresses.

It’s avtually kinda comical to me now .Most of my tenants just have an old mattress laying on the floor and nothing of real value besides a cheap flatscreen tv and random junk .

The more heads in beds, the better for events and even inflatable mattresses. 

Its like sticking money under a mattress.

Get a nice air mattresses or two for the common areas to increase your maximum occupancy.

The assumptions are that you either spent that money or you merely stuffed it in your mattress for 5 years. 

Mine is under a virtual mattress in a money market. 

Tenants line up to rent it and then it starts:  one prospective tenant wants part of the furniture to stay and the other moved; another wanted us to remove the never used new mattress from the bed so she could bring hers in (now we have a storage issue?). 

Rents seem to be accurate but I would have never guessed looking at the place. mattresses and junk in yard.
