I have investors who opt for one or no inspections at all and then they are screwed when they find out that the tenant has a 100lbs pitbull that nobody knew about or that they are growing marijuana in the basement.

First, they'd legalize marijuana in Illinois...then they'd tank the economy. 

HOA have toabide the law and rules as well as homeowners, landlords and tenants.HOA have to address complaints made by other homeowners who aresuffering from your tenants repeated loud noise and repeated badbehavior of (odor – I assume is smoking cigarette and marijuana)that harm other residents.

I also know Denver is perfect year round because of the ski season and not to mention marijuana at all times of the year.

With the recent outbreak of marijuana paranoia by uneducated people...I'm wondering how many, if any, allow smoking (cigarettes) inside your unit?

When I got into this particular tenant's apartment I found trash scattered everywhere, the smell of marijuana, and multiple beds spread out in the living room.

I immediately called the other tenant (Miss B and a 10yr old daughter) and the information i got from her was that these gentlemen smoke and sell marijuana to those kids. 

I asked his partner if they were smoking, and she (verbally) admitted they were smoking marijuana in there, but denied cigarettes.
