I heard this days landlords asking for 5 times rent to make sure they have some buffer in case the tenant lose there job and not payingLastly- how hard can it be to screen tenant and mange property when out of state?

He said "No mang, you got it all wrong. 

Contrary to popular belief, RE investing is NOT passive--it takes serious work (even if you have a good team managing your properties...you have to mange your managers, and that's a job).  ...the people who think it's a "set it and forget it" process are usually headed for a rude awakening. 

I own 2 duplexes and they have been listed with a local Prop. mang. co. for 4-5 months with success in filling them.

Example: I believe the triplex is easyer to mange than the SFR simple bc we can control more and all our protential issues are together.

Good point @Matt Shields- I wanted a company to buy, rehab, get rent ready and mange for me.

@Peter MacKercher  The owner has been aware the whole time, and has signed the addendum as well.I have manged student housing a for 8 years and have never had to evict anyone, usually we can calm things down to be bearable, but I have never had to deal with safety concerns like this and am wondering if this can be an immediate terms for eviction.

I mange 55-60 so it works for me.
