Seller financed (probably) won't be reported to the credit bureaus and so won't impact your credit score at all.

DSCR loans are based off of down payment, credit score and either actual or market rents so it helps to supercharge an investor's real estate goals and net worth.

I'm sure ON is more similar to BC than it is to ON.

My best guess is their failure rate is more than 98%.The truth is not as “convenient”.

But, as my wife and I have done this over the past 5 years, we have found it moves less and less each time, and that we are essentially living the life we envisioned 5 years ago when we started this process. 

My last note would be to try to buy 3 or less replacement properties, it makes the exchange much easier and you avoid some additional rules.

I would never do it for any “buyer” putting down less than 25%.

Also, don’t stress about making your first deal perfect.

Many note funds take on debt from larger lenders or lines of credit against their assets.

They're less than I pay.
