From talking to locals, there's a couple of issues than need to be addressed, some are the non-ecological practices that some of those developers have, unfortunately, our government profits from this investors and allows them to destroy manglers (which are the natural water purifying system of that area) dismantling hectares of mangroves and degraded the habitat of resident and migratory species burying animals alive.There's proof of fecal material floating beneath the city of Tulum, only 20% of the water is sent to the water treatment plant, there's no infrastructure for the exponential growth.The landfills in the middle of the jungle that is leaking hazardous pollutants into the freshwater system and that something that developers won't tell you.I love my country and it would be a disaster for everybody if this place ends up like some other great beaches around the world, that are completely ruined by greedy investors not following the rules.There's no urban or comprehensive master plan, and one of the risks is that Tulum will be like Playa del Carmen is today, overgrown and with environmental devastation.I will advise doing a lot of research before getting something in Tulum, different country, different rules, and practices.

Here’s what I do with my rentals:I either have tenants split the utility bills or include a clause in the lease that states if the gas or water bill exceeds a specific amount ($X), the tenant will be responsible for the overage, provided there are no leaks or other infrastructure issues contributing to the high usage.To determine this $X amount:Water: I take the highest water bill I’ve had over the past year (excluding periods where leaks occurred) and add about $15 to account for small fluctuations or potential increases.Gas: For gas, I calculate the median bill during the winter (when usage is highest) and the median bill in the summer (when usage is typically lowest).

If the mold is caused by a leaking pipe or water getting in from outside, then you should hire a contractor to stop that intrusion immediately, then dry out the home and remediate the mold at your expense.I also recommend reading and sharing the EPA Mold Guide.

When there is a vacancy, a leaking sink, a drip from the roof, a fallen branch from a tree, storm damage, a rough tenant, a potato down the toilet...whatever expense comes up in the future, and they always come up, that is what the cash flow is for.

It looks like one room is the dining room and the other may be a bedroom.If one of those rooms is a bedroom, you very likely have a roof leak.

I hope that's not what is happening in this case, but even people who start out above board, too often come up with bad plans when trying to scramble to turn an investment around to cover up what went wrong.yup  happened to me to in the late 80s company I worked for a 1 b syndication company .. started leaking oil and instead of flushing the bad ones they started borrowing from the reserve accounts of the good ones and the whole house of cards went down and I was out of a job and within a year was logging in ORegon  :)
