I spend roughly $120k on my renovations, but this is for the entire property and developing the secondary suite which certainly costs more (2 new furnaces, all new plumbing, new kitchens and bathrooms with tiled floors and showers).All said and done, I personally love it.

These are not situations where you will pay a price down the road like not pulling permits for a kitchen/bath remodel.

This is a unique home and it actually has a full kitchen, 2 bed and 1 bath downstairs and I think it might be well suited as a very large vacation rental(entire home) or both floors being rented separately at some point in time.  

I updated the kitchen with high-end appliances, installed custom cabinetry, and added modern finishes throughout.

Especially if you also have to do kitchen and baths. 

First, it fast-tracks your learning as an investor - you are forced to develop better time management skills, build your network of reliable contractors/ handymen, etc..Second, when you are ready to transition to a property manager, you are well equipped to evaluate and hire the right company.3.

For fix and flips I want to stay away from total rehabs and focus on properties that need minor work such as kitchen, bathroom, paint, outdoor improvements, etc.
