At most I would give them a gift certificate to go out to dinner on me..... thats it.

If the LLC is solely owned by you, then this may be considered a gift from your sister to you which could be reportable by her, if your sister is a part of the LLC, then this is probably just a property contribution to a partnership owned by you, her and any other members involved in the LLC. 

Double gift!

Monthly social hours with hors d'voures, community BBQ, pool party/cookout, monthly car wash, monthly giveway's (gift cards, dinner with management, etc. for a small group (2 to 5...and post pics on your website) who provide feedback on what areas management can improve, etc.

:) And that Learn link at the top of the page is like a gift that keeps on giving -- every thing I click on is full of useful and interesting information.

Btw, prior, the city and state would NOT foreclose for property tax nor accept the building as a gift; the government just determined that these property owners must become economic “slaves” to the government.  

This does not mean that sellers have just magically been gifted all of the power over negotiating the buyers agent commission, and will net more after the sale of their home.

We want copies of leases and spend hours combing through the intricate details; we want to know the seller’s  “motivation”, we want to know long term economic forecasts for the community, the state, the U.S.  

I have a question in regards to gift or equity.My parents have a house they wanna get out of a payment. 

If she wants to gift that back to you using annual gift limits that is fine.
