I think in terms of identifying potential markets to hold rentals, an intersection of purchase price far below construction cost, a high non-owner occupancy rate, and stabilization in unemployment would be very interesting.

I don't know Dale, but I've seen enough of his posts to know that he didn't mean anything disparaging by his reply....but such is the unseen face of any internet forum...I can assure you that he was just making a blanket reply not knowing what you were looking for or what specific area you were looking for leads for.There are people that will try to put a clown costume on and go to the closest intersection to get leads, but others that only market specific ways.

Car buyers wanting to compare similar models need to visit several dealerships, so they need to be close to one another.On the other hand, an entrepreneur looking to set up a new hardware store, should look for an area under served by the competition or where new residential developments will be opening up.Speaking of ease-of-access, traffic patterns can also make a difference, especially near busy intersections.

So, I do not have much experience.I want to take the leap into Real Estate Development.A few blocks from my house, at a busy 4 way intersection, across from a small strip mall, are three un-occupied and sad looking houses, all in a row.
