Like most, I like seeing numbers to instill concepts, so lets assume:Purchase Price = 100KDown Payment = 20K = Equity (for easy math, assuming no equity is in the deal)Loan = 80KFor simplicity lets assume after taxes, insurance, vacancy, property management, and maint/repairs/capex, the property cashflows $3.5K/yr.Therefore the COC is 3.5K / 20K = 17.5%Now, lets look a few years into the future.
