I say yes as you're using deception (pretending to be different buyers) to induce someone to make a decision that goes against their own best interests (selling for less than fair market value).I don't think it's illegal, but I wouldn't do business with this person.

I don't know if you mean this to be an STR or LTR (I am not familiar with Oahu rents but >$3k/unit that close to the beach does not seem outrageous to me), but if an STR, I wouldn't do it at the current time - Hawaii is too likely to suffer from the Covid-induced hangover for air travel that could impact tourism there for months or even years.

The sponsor can't predict a media-induced plague so I think the best you can do is work with him or see if one of the other investors in the project will buy you out via dutch auction if you truly need the funds for whatever reason.
