Inducement? Prepay prospect moving expenses?

Hey there - searched all over the net and forums but can't seem to find much of anything on this topic. 

Situation: 

- Prospecting for seller leads to buy properties directly for my company

 - No commission are being exchanged.

 - No seller or listing agent involved

 - I am a licensed agent 

- I am not asking the seller to list their home, I am buying it. 

Legally, can I offer a small signing bonus to the seller so they can have funds to start packing before closing? The bonus would come with terms and conditions like "bonus paid once the title exam has been completed". 

Many private, distressed sellers need funds to actually move their items before I can take possession at closing. 

Curious on opinions and experience doing this.
