(But it wasn't apples to apples.)I looked at AirDNA's data recently and don't disagree with their broad picture but again, people here know that the details and other factors can tell a different story and bring success for some in the same area (comparables) and loss for others.I'm all about reducing risk and my read on climate data and global economies (& yes, politics) incline me toward continued investment in properties that have multiple channels of revenue, above a certain latitude, and more upscale.

With rates higher, the seller was more inclined to take less than listing price and was willing to provide additional seller credits.

I say you can write your own offer on a napkin and I'll present it, but I'm under no obligation to write an offer for you and provide services to you for free.You are absolutely right: I draft my offer and you present it, and then I negotiate with the seller if he’s so inclined.

. - for as narrow or as wide of a net you may want to throw out for your own “real estate investing.”But if you should still have an inclination to trust some guru with a paid mentorship, I’d suggest to go above and beyond their standard contract, which will likely stipulate what you owe them in far better terms for themselves than what they owe you in return for your money: I’d ask them to stipulate - in writing - what “mentorship” your money (at each level of a “workshop”/“education” they expect you to pay for) will actually get you, and for how long.
