They are drafted in such a neutral way that parties have to go to court (or mediation) even when one party has no legal ground to stand on.The contract language here essentially requires either (a) joint instructions, (b) court order, or (c) 2 years of inactivity with neither of the above occurring. 

I go my the saying "inaction is the worst action"- meaning sitting around waiting is not what you should be doing.

Hello Bigger Pockets Community,I'm currently engaged in cold calling homeowners whose properties are nearing tax sale, and I'm encountering numerous LLCs that have forfeited and are inactive.

Usually you can do the classes and pass the test before signing with a brokerage and your license will just be inactive until you sign with a brokerage.

Although I am currently inactive status on NMLS.
