I sold a property in Los Angeles and am waiting on the sideline with cash like many others... looking for deals.That makes me antsy (probably heightened by my A.D.D.) and I've been looking at different RE investment types such as mobile home parks as I have capital and want to invest it (and MF properties are selling at prices I consider too high).

@Mike DymskiGood article.I know this is hypocritical to say as an investor but the increasing trend of heightened competition among larger institutional investors but also small time investors purchasing across the country is concerning to me if not enough homes are being built.

The current rental does not currently have a mortgage on it.I'm trying to decide what makes the most financial sense, should I hold onto the property with the heightened rental demand and use it as a hedge against inflation or go ahead and sell with the currently high real estate prices before interest rates spike too much and drive down prices/demand, and hold onto the funds until I find a property that meets more of my criteria.
