Not an expert here but my Brother is a heavy equipment operator in Northern CA and did a lot of the fire clean up when those fires happened and he mentioned contractor might need hazard waste removal license..

Becoming a property owner.The hardest part about this right now is underwriting deals, remaining patient and disciplined.Outside of that, the actual details of managing the property are only hard if you do not have systems in place, delegate responsibility, and don't fully comprehend what physical asset investments require-- capex & opex heavy.

I did it myself for a number of years - good rents for sure but never easy.We have found if you buy in the right areas you can have really high-quality people renting by the room though (our average credit score was >700 for a long time).Do think short-term rentals are equally (or more) challenging in my experience.Regardless of the model, I think it's a great call to offload the thinking and stress by partnering with an operator who does the heavy lifting.

I wouldn't consider it a heavy negative unless the street is super tight and parking is hard to come by or if the street is very steep/busy.The more desirable dense city neighborhoods it's almost kind of expected and off street parking would be considered a luxury rather than a necessity.If you get out into the suburbs I would say it's more of a big deal since more rentals have off street parking or a garage there.
