I showed up to the property with 250 lbs of meat, buns, condiments, etc... and had a dames lawyer tell me if I fired up that grill I would face massive lawsuit because people could claim they weren't invited and thusly discriminated against.

The downside to having tenants pay for the water is you can bet your buns that tenants will not water the trees, shrubs or lawns when they are paying for the water and I know for a fact it costs more money to put a yard back together than you will ever pay for water.Here is another serious problem with tenants paying for their own water in a duplex.

Agree with others.RE is not the hamburger business.Units in process are expensive, drop one and you can suffer big time.Do one at a time and do a good job, then do the next one.
