My take on this discussion is this:Anyone can take whatever time and effort they want to argue that it doesn't / can't work (it does / can), or you can just do it and enjoy the benefits.It's not applicable to every situation - stop trying to force this square peg into a round hole.There's no "secrets", no "magic" to it.It's meant for situations where the way it works can help someone achieve their financial goals.

True mate,Always needed to get eyes on the property.Even if it meant sticking my nose on every window and looking through.Even the basement windows lolI think it's too high risk buying completely blind and not doing at least that.Ideal world, the back door is unlocked.And luckily for me "It was always unlocked" by me hahahaha Lol, yeah, I gotcha.

The other thing I meant to mention with EV in CA. and I am not sure if its this way in the Bay Area on 880 or 101 or 280 or 680 but the HOV lanes in LA if you have an EV you can run in the HOV lane with one person..

I mean we used to sell notes in the day with a " With Recourse endorsement" in CA that meant you had to make good on the note.. but don't think those are done anymore with the scrutiny on the securities aspect..
