@Daniel Fisher i have a personal line of credit with my credit union. no upfront or yearly charges. the interest rate is about 9% right now which is a little high, but it beats hard money since there are no points or origination fees.

@Sean Fisher I don't use the shortcut method, you can use it and it may work to great effect 99% of the time, but the 1% of the time that an issue arises as a result of the shortcut it can be a true nightmare.
