@Jonathan Blanco, I'm and investor and a licensed mortgage broker so I've been on both sides of this conversation.I would look for a lender that (1) listens to you and understands your strategy and needs (hint: it's not always money), (2) has experience working with clients executing your strategy and brings more to the table than just cash - be it advice, relationships, deal-team partners, etc., (3) gives you viable options and explains the pros and cons of each option and (4) you enjoy interacting with - this should be a relationship, not a transaction.Once you find a few lenders like this (and you should have relationships with more than one), then you can start comparing rates and fees.

If it is good enough for my local building authority to get permitted, it is good enough for me.In both of these cases, it was the presence or absence of the all mighty built in closet that allowed me to execute these real estate maneuvers. 

@Zach Howard there is no agreed upon Classification in the 1-4 unit market.We've done our best to logically create a system for our market, mostly based upon relative sale prices, but also using crime rates, rents, occupant income and a few other variables. 

The minute things are what I see as the hardest to execute like getting sellers to want to work with you.

I have another deal and worried I won’t be able to execute so perhaps I will do it with my other SDIRA custodian to be sure it will close in a timely manner.
