When someone offers to pay a large amount up front, it's typically because they are enticing you to not look deeply into their past, or they are trying to jump the line ahead of other applicants.

I got voodoo'd by this on the very last house I bought, where I am *certain* the bank would have come down another $2k but the selling agent magically produced another offer that was going to come up $1k from the bank's offer in order to "entice" me to take the bank's "final" offer.

That includes many of the deals created by students of syndication classes (who typically would entice investors with juiced projected returns from creating multiple equity classes...which also generally increases risk). 

They are probably including the roof in the price of the solar panels, and they make it enticing by offering installment plans.

In some cases, I see that the buyer offers a substantially high price on the property to entice the seller, but that price is offered as a balloon payment in 5, 10, or 15 years.

@Errand P Braithwaite is the applicant using this as an enticement to get you to approve them and overlook redflags?

This property was very enticing to my investor as the possibilities of a full 3rd story addition would make this one of the largest homes in the area.

But agreed, the equity piece here is the enticing piece to me. 

Obviously that's not the full story...I'm Canadian/Floridan by WAY of California..just kidding The reality is that the value of the Oregon Coast is enticing whether the intended use is for STR or not.
