The disadvantages of it are that the risks you're taking (and that I outlined in my original post) and the fact that it's gonna take more time until you can earn some rental income.I don't know about you but, if I can, I like to have my cake and eat it too.

.- Compare to 2010, there're more agent:home sale ratio at 2024 compare to 2010- while the number of homes being sold is reduced heavily from 2020, number of agent increases from 2019- now the cake is even smaller due to NAR lawsuit- investors are also buying less

Appreciation is the icing on the cake.... not the cake itself.Dont sink more DP into a property to buy "cash flow".... the only time you want to go with a higher DP is if it is needed to get better terms on the loan like lower interest rate, no PMI etc....otherwise keep your $$ and use the banks money
