Post-car mailers to neighbors. 6% doesn't get you video walk-through, or drone video, doesn't get you food at the open house, certainly if you need more than one open house...

Even with the quantum leap in quality in point and shoot and smartphone, a good DSLR with professional lenses is still ahead.For sfh also you would need the now standard aerial shot that can be produced cheaply with a drone.

You could also not physically see mold but it is airborne at very dangerous levels which is why (air quality tests) are needed.If the roof was patched over the years and now it needs replacing the dues might be slated to go up soon to cover it.Are condo's all that is available to invest in your area??

@Danny Duran (my client) and I were in a situation where the mold test during the inspection period determined there were high levels of airborne stachybotrys (toxic black mold) and the seller refused to let the remediation estimators in because they had to wear a mask.

Nick, If you want to be a Wholesaler, it might not be a good habit to just become part of a "daisy chain" or "pyramid" selling scheme, whereby Wholesalers buy from one Wholesaler just to sell the Contract to another Wholesaler because supposedly the deal is "still good" (think of the Simpsons scene where they are chasing that airborne pig)!
