Thats not the case in most states, the foreign registration is equal to or exceeds the cost to file a domestic entity.

Not really snobird destinations that I am aware off but the market is pretty good.Sedona is super popular, but there are pockets of restricted areas and the new mayor has been pretty vocal about his hatred of STRs.

Question; have you done a side-by-side comparison for the true costs of this vs. domestic modular home builders? 

I am currently on a 6-month digital nomad trip to scratch the travel itch now so that I can live in a house hack for the requisite year without going stir-crazy (well, maybe a few short domestic trips throughout the year if I find a good deal on a flight).

It could be something legit like a single mom fleeing a domestic violence situation and staying in a shelter,  but I think more often its an indicator the tenant has other issues a landlord wants no part of. 

No domestic violence within the last 10 years and then only on a case by case basis, but most of these are a blanket no. 3.

Overall, NC has been one of the country’s most popular destinations for domestic relocations for the last 10 years, which should definitely give you a decent level of comfort to consider this place for real estate investment opportunities. 

But we're definitely see a lot more folks come into the market domestically whereas before it was much more international. 

The domestic take is to commit and reap the (equity) rewards for investing as early (as possible).
