@Travis Andres as someone who has done a few Grant Cardone events and courses, these are my thoughts.I like the guy on a personal level, but I will NEVER give his organization another dime.

Don't expect them to put in all new stuff on their dime just because it is aging.You also should keep in mind you are buying an old home and not be in a rush to update everything.

I wouldn't pay a dime.

Otherwise you're just giving the tenant longer to live in the house on your dime.

There are places high on the list that I wouldn't drop a dime in and places that no one posts about that are great.The bottom line is this is a list based on simple metrics.

When they watch you get your hands dirty, you earn their respect and move on from being faceless, out of state dumb money that they can nickel and dime to death at every turn. 

Further you have the insurance and benefits from your company coverages for you and you don’t have to pay a dime.

We don’t want to nickel and dime our tenants, but we see the value and it brings in a little bit of extra income.
