Everyone has to do this, including hotels, so it's really not a disadvantage to anyone to have to charge this, although there are some that are "skirting" the tax law there (HI is starting to crack down on these "Illegal" vacation rentals).

@Tom Gimer there are many states that disagree with you (including my state of florida) and are beginning to crack down on wholesalers for providing brokerage services without a license.

Since it's not already a STR, make sure it's fully legal in the city and the HOA to do STR and make sure that won't be changing whenever the crackdown on Airbnb comes.
