That answer will give you a clear path forward for almost all issues that have to be confronted when owning and managing rentals IMHO.

Now you better the 100% sure before you confront a tenant and would advise consulting a local attorney if you think this is the case.

Be aware that most of the sellers on the Internet are crooks who know that emotion and fear make many sales and they are too far away to be confronted and are strangers. 

I think also my PM is trying to dodge the issue, but I will be confronting them on these issues else look for someone else.

Hi All, We have been self managing for over 20 years in SFH's, mostly in FL  and have been confronted with a number of tenant applicants who have assistance or therapy animals recently.

This needs to be just short of confrontational.

This set of tenants completely shocked us (trying to hide things they broke, then actually going as far as stating they left the home in better condition than when they moved in, the father had a verbal confrontation with a female neighbor, they were not paying for trash for over a year and were stuffing the neighbor's bins with their own trash, leaving piles on side yard behind gate, etc.).

I have found that most of the time when confronted with this paperwork, the residents will just resign to classifying their animal as a "pet" which comes with a $150 Pet Deposit, $350 Pet Fee, and $55 Pet Rent per month per animal. 

Has worked out very well for me so far and caused no controversy or confrontation.

It will now take another confrontation, you filing a complaint, another police visit, more slow stepping by the police and nothing is going to change.
