Building our PM company has been the most rewarding experience of my career. 

Once you know who in your circle has $ to invest, you then need to understand their risk to reward level so you know what deals fit their bucket.

And with triple-net properties, if the tenant doesn’t renew at the end of the lease, investors can suddenly be stuck with an underperforming asset.That said, with the right education, partnerships, and risk management strategies, even these “dangerous” investments can be highly rewarding.

Spend the time, make the effort, and (hopefully) reap the rewards.

Consider the risks vs the small reward...

Going into an area with little data is high risk but could be high reward. 

Stay consistent, set clear goals, and remember real estate is a long-term game that rewards patience and persistence!

And yes the higher the barrier to entry, the better the return (reward). 

If she's 70 and still working, my guess is it is not a high paying job and she should have some pension she's also getting.As Kevin mentioned, there are a lot of charitable organizations that will help people out in this situation, especially if they are seniors.
