.- The inspections are only 5 years, but tenants are not likely to take care of them home as well as you, and refurbishing hardwood, lath and plaster, and anything else is going to be much more expensive than the typical Landlord special (white paint, and grey LVP)It will all come down to making your numbers work.

I would be very careful with this arrangement for your clients.

Because with an HOA in tow that means your not doing it alone, you have active "partners" who will be taking care of a slew of things so think of it like training wheels. 

But what's most compelling is that he's managed to curate a group of people who also care for each other and care about HOW they conduct business.

They use demand-based pricing like anyone else who cares about revenue. 

But you could always request an inspection checklist from your Section 8 and start getting those things taken care of ahead of time. 

The units are all currently occupied right now, so we won't have to worry about the buyer's market right now haha.With the cash flow I will receive, it will be enough to take care of property taxes, insurance, and enough to save up for any emergiences with the unit that I will need to take care of, so no need to worry, I got you :)!
