@Marcus Stokes, house flipping is a full-time business operation, even with current market conditions.

Admittedly, I am not one that typically finds paid mentorship very valuable, but I also respect that my degree is in business with a focus on real estate, and my first job out of college was in real estate (so it is a little hard for me to take my 20 yrs of knowledge and rewind it to try to view mentors from a completely fresh lens).A couple points: I view mentors, especially these expensive ones as a catch-22. 

Trustin your PM partner is important and they will follow your lead, so don't expect them to provide you with your business plan. 

For experienced borrowers I can lend up to 80% LTC and 100% of rehab on 5+ unit apartment deals like this.

@Chris Seveney - Chris I know you know this, but sharing this for a lot of less experienced investors out there. 

I haven't experienced burn out, or at least what people think it is.

out of 100 HML maybe 5 do new builds.. and zero will do loans for someone with no experience so that is going to be the key if you have experience or not.. if not they then like to see an experienced GC on your team.
