Borrowed money from friends and family to pay cash for the property as the bank would not finance it until it had been remodeled, made livable, and brought up to code.

The only reason I brought up that I coach in a comment was because I disagree with Henry's approach based on significant experience.

That way when a deal is brought to you, you know the seller actually wants to sell.

No attempts to "pull one over" on anyone here--in fact this deal and partnership idea were brought to me by the other would-be investors (including the deal finder), because they're interested in making it possible for my wife and I to move closer to them (currently living in different states).

My operations manager just notified me that we did in fact fund 3 out of the 4 condominium deals you brought us.

But one of the biggest things about being a good investor whether real estate or stocks is to let what you want to happen, effect your predictions of what will happen I think a lot of people especially not from the area genuinely are upset about how wealthy the dc area and hope it’s get brought to its knees but that doesn’t necessarily mean it will happen just because people want it to.  

@Matthew Drouin I haven't even dreamed of doing what I'm talking about but research the subject I've been brought to various YouTube video offer case studies & case analysis which would have me to believe deals can be done by lone individuals without any capital of their own being spent.

I hired my own expert and discovered these issues did not exist but that the expert the 3 buyers had brought in wanted to be hired to do the work so they blew them out of proportion.

By the way a year ago the same umbrella policy that I had brought in on the car  accident stopped covering vehicles in CA.  

Although she got very fortunate ( probably because of her skill and dedication) But the CFO of one of the spin offs on  brought her over and she is now the head of corporate finance for this company and will be getting all the perks that come along with it  pre IPO stock etc.
